It’s the little things! In the interest of cleanliness, health & safety, the expected esthetics and, of course, THE DESIRED EXPERIENCE, as a guest in my home, some House Rules:

Check-In & Check-Out

  • Check-In: After 4:00 PM. Please text Mariby at 301-455-4144 on your arrival day with an updated ETA. Early/late check-in is subject to availability.

  • Check-Out: Before 12:00 PM.

House Access & Your Space

  • Permitted Areas: Guests have full use of the main/second level. The lower level is strictly private.

  • Your Privacy: Your room is your private space. I will not enter during your stay unless requested or to provide pre-booked, add-on services.

  • Cameras: For your safety, 24-hour security cameras are located in outdoor spaces only.

Shared Spaces & Bathrooms

  • Cleanliness: Please pick up after yourself. Ensure toilets are fully flushed and surfaces are free of hair/debris. Please be considerate by keeping the shared spaces/bathroom neat, tidy, and ready for the next guest.

  • Personal Items: Please take all towels, toiletries, and personal items back to your room after use. Emergency toiletries and cleaning supplies are located in the sink cabinet and hall closet.

  • Linens: Extra towels and sheets are in the hall closet. At check-out, please toss soiled towels, mats, robes & slippers into your room's closet laundry basket.

Dining & Kitchen Rules

  • Designated Eating Areas: Please eat only in the kitchen, dining room, TV room, or balconies. I prefer that you not eat in my guest rooms (except for pre-arranged breakfast-in-bed).

  • Kitchen Use & Cooking: Guests have full access to the kitchen, including pantry and refrigerator/freezer (complimentary bottled water, beverages and various treats). Per county B&B regulations, stove-top cooking is strictly prohibited.

  • Cleanup: Please place dirty dishes into the dishwasher and wipe down table/counters after use.

  • Breakfast: A complimentary help-yourself Continental breakfast is included. Upgraded hot breakfast options are available for an additional fee and must be reserved in advance.

Protecting the Home

  • Surfaces: Always use coasters or heat mats on wood, glass, granite, and marble surfaces. Do not place hot pots or acidic liquids directly on countertops.

  • Floors: No spike high heels or sharp objects on the wood floors.

  • Toilets: Hold the handle down briefly to flush completely, and ensure the water stops running. Flush only nature & toilet paper. Disposal bags for hygiene items are under the sink.

Noise & Guest Policies

  • Quiet Hours: 10:00pm to 8:00am (with reasonable flexibility on weekends). Please respect my home, my neighbors and my other guests.

  • Capacity & Fees: Maximum overnight capacity is 6 guests. Base rates cover up to 6 guests (3 queen beds); additional guests (up to 4 max via air mattresses) incur a $75/night fee/person. Unregistered overnight guests will be charged to the booking party.

  • Day Visitors: Unregistered day guests are permitted only between 12:00pm and 6:00pm and must be accompanied by a registered guest at all times.

Strict Prohibitions & Penalties

🚫 STRICTLY PROHIBITED: Parties, events, children under 13, pets, smoking, hard liquor, illegal drugs, and weapons.

Violation of these policies will result in a $500 penalty fee and immediate, non-refundable cancellation of your reservation.
